Which properties to lookout for in 2013? CCR, RCR or OCR
So which proprieties should we be watching this year? Have a look at the property price index chart from URA below, what do you see?

Do you see mass-market condos (OCR) outperforming RCR and narrowing the gap (spread) between CCR in the recent months?
In my opinion, the main reasons behind this behavior is due to the buoyant HDB resale market which made it easier for the HDB upgrader to move up the property ladder thus increasing the demand for mass market condos(OCR). Also considering the multiple cooling measures introduced since September 2009 to tame investor interest and prevent overheating of the property market has put brakes on funds flowing into the traditional favorites of investors i.e. RCR and CCR segments.
How long will this “unusual behavior” last before RCR and CCR returns to it’s glory days remains to be seen. So back to our question on which segments should we place our bets on?
